How much does office cleaning cost?

As a guide, office cleaning starts from about £81 a visit, including travel and all products. Every visit is booked for at least 2 hours, and a larger office needing three hours is about £113. Smaller offices usually choose fewer visits a week rather than short daily visits. The exact price depends on size, washrooms, how often we visit and whether it's out of hours, and is fixed in a written spec after a free site walkthrough.

Are there any hidden fees on top of the quote?

No. The written spec sets out exactly what's included and the price for it. Anything extra is agreed and priced upfront, never added to an invoice as a surprise.

Do you bring your own cleaning products and equipment?

Yes. All products, cloths and equipment are supplied as part of the contract and are already included in our guide prices.

Can I get a fixed price without a site visit?

You can get an estimate, but a genuinely reliable, fixed price needs someone to see the actual layout, washroom count and condition of the space, which is why we do a free walkthrough before quoting.

Is office cleaning cheaper if I book more visits per week?

Not per visit with us: our guide prices are per visit, so the total rises with each extra visit. Every visit is at least 2 hours, so smaller offices often get better value from two longer visits a week than from a short daily clean.

Is contract cleaning always more expensive than ad-hoc?

Not necessarily per visit, and contracts often work out better value once you account for the time spent managing ad-hoc bookings yourself, but the honest comparison depends on how often you actually need cleaning.

Does cleaning before or after business hours cost more?

Out-of-hours visits carry a small premium, which our price estimator includes. Most office cleans are booked early morning or after close so they never interrupt your working day.

Getting started

How quickly can you start?

After the free site walkthrough you get a written spec within 48 hours, and most contracts start within one to two weeks. One-off and deep cleans, and Airbnb turnarounds, can often be booked sooner, depending on the current schedule.

Do you offer one-off cleans or only contracts?

Both. Deep cleans, end-of-tenancy cleans and Airbnb turnovers are booked as one-offs or on a recurring booking calendar. Office and commercial cleaning is normally set up as a scheduled contract.

Can I switch from ad-hoc to a contract later?

Yes, this is common. Start ad-hoc if you're unsure of your pattern, and move to a written contract once a consistent need becomes clear.

Can you match our current spec sheet or SLA?

Yes. If you're switching from an existing provider, send us the current spec and we'll quote against it directly, matching or improving the scope.

Do contracts lock you into a long minimum term?

Ask this of any provider before signing, including us: term length and the process to adjust or exit should be clear in the written spec upfront.

Do you cover small business units as well as larger sites?

Yes, contracts are scoped to the actual site regardless of size.

Can we get a single invoice across multiple sites?

Yes, multi-site contracts are consolidated into a single written spec and one monthly invoice, rather than separate billing per location.

Are Seawolf's cleaners DBS-checked?

Yes. Every cleaner assigned to a contract has a DBS check completed before their first visit, which matters for offices, HMOs and any site with restricted access.

Are your cleaners DBS-checked for sites with children present?

Yes, this is required before anyone attends a school or nursery site, confirmed with you before the contract starts.

Yes, this is standard for any healthcare or medical premises we work with, not an optional add-on.

Are you insured?

Yes, Seawolf holds public liability insurance. Certificates are available on request for procurement and facilities teams.

Will the same cleaner come each time?

We aim to keep the same DBS-checked cleaner on your site, so they get to know it. If leave or illness means a change, we tell you in advance where we can.

What if I'm not happy with a clean?

Tell your named contact and we'll come back and put it right. That's part of the contract, not a favour.

Can you work at restricted-access sites?

Yes, tell us about any access or security requirements on the walkthrough and we'll schedule and vet accordingly.

Can you work around the constraints of a listed or older building?

Yes, tell us about the building on the walkthrough and we'll confirm appropriate products and methods.

Scheduling and visits

Do you clean before or after office hours?

Both. Most contracts run either early morning before staff arrive or after close in the evening. We work around whichever suits your team, including keyholding where that's agreed.

Do you cover weekend cleaning?

Yes, weekend and evening slots are available and common for retail and community centre contracts.

What if we need a mid-day top-up on busy days?

That can be built into the contract as an additional visit or an on-call top-up, agreed upfront on the walkthrough.

What happens if a scheduled visit can't go ahead?

You're given advance notice and the visit is rescheduled promptly, so it doesn't just quietly slip off the rota unannounced.

Can you clean around our event or booking calendar?

Yes. Tell us your booking pattern and we'll schedule cleans after events or classes rather than on a fixed day regardless of what's on.

Can you do an urgent clean before an event?

Where possible, yes. Contact us as early as you can and we'll fit an urgent turnaround around the existing schedule.

Can you work around a multi-shift schedule?

Yes, cleaning slots are set against your actual shift pattern rather than a standard daytime assumption.

Client portal and records

How do I know each clean was actually done?

Every client gets our client portal. You can see when your cleaner arrives and leaves, check visits against your written spec, report an issue straight to our managers, and read monthly reports with audit scores.

Does the client portal cost extra?

No. The client portal is included with every Seawolf cleaning contract.

Do I need to install an app?

No. The portal works in any phone or computer browser. You sign in with your email address.

Can my colleagues use the portal too?

Yes. You can give access to the people who need it, such as an office manager, facilities lead or landlord, each with their own login.

Do you offer a service level agreement?

Yes, the written spec functions as the SLA: what's cleaned, how often, and to what standard, with a named contact accountable for it. It's visible in your client portal alongside the actual visit record, so you can check the spec against what's really happened.

Can I use your records for a mortgage lender or compliance check?

Yes, visit records are kept in a usable form. Tell us what you need documented and we'll confirm on the walkthrough.

Does regular cleaning help with HMO licence conditions?

A documented, regular cleaning schedule for common parts is something many licensing authorities look for. Every visit is logged in your client portal with a date and time, which you can pull up as evidence if a licensing authority asks, though you should confirm the specific requirements with your local authority.

What happens to our data?

Your data is used only to run your cleaning contract. It is stored securely in line with UK GDPR and is never shared with other clients.

What we clean

How is deep cleaning different from a regular clean?

A regular clean maintains a standard that's already there. A deep clean resets a space that's fallen behind, or covers detail work, inside appliances, grout, behind furniture, that a standard visit doesn't touch.

How long does a deep clean take?

It depends on size and condition. We confirm timing on the walkthrough once we've seen the actual space rather than estimating blind.

Do you offer end-of-tenancy deep cleans?

Yes, this is one of the most common reasons landlords and letting agents book a deep clean, between tenants or ahead of a check-out inspection.

Can you work around same-day guest turnovers?

Yes, same-day turnarounds are our normal way of working for Airbnb and serviced accommodation. We coordinate directly against your booking platform's checkout and check-in times.

Do you handle linen and towels?

Yes, bed linen and towel changeover is included in Airbnb and serviced accommodation cleans. Laundry can be handled on-site or via a linen service depending on your setup.

Do you clean individual tenant rooms in an HMO?

No, communal and HMO cleaning covers shared and communal areas only. Individual rooms remain the tenant's responsibility unless otherwise agreed.

How often are HMO common areas cleaned?

Frequency is agreed on the walkthrough. Weekly is common for busier HMOs, with less frequent visits for quieter shared buildings.

Do you do window and glass cleaning?

Yes, shopfront and entrance glass is included as standard for retail and community space contracts.

Do you clean treatment or clinical rooms?

No, that requires a specialist clinical decontamination service. We cover reception, waiting areas, offices, corridors and washrooms, the non-clinical parts of the building.

Do you clean gym equipment as well as floors?

Yes, high-touch equipment and weights get their own attention as part of the standard visit, not just the surrounding floor.
