Janitorial Services in Portsmouth: What You Get and What It Costs

Janitorial services is the American name for what UK firms call contract or office cleaning: a regular clean of your floors, washrooms, kitchen, desks and bins, done to a written spec. In Portsmouth, our guide price starts at £81 a visit with a 2-hour minimum, or about £704 a month for two visits a week.

If you searched for janitorial services in Portsmouth, you've probably noticed that most local firms don't use the word. They say office cleaning, contract cleaning or commercial cleaning. It's the same service. This guide explains what's in it, what isn't, and what it costs, using the pricing model behind every quote we send, so the figures below are ones we'd put in writing.

What does janitorial mean in the UK?

In the UK, janitorial work means office or contract cleaning: the regular, scheduled cleaning of a workplace. The word is more common in the US, and in "janitorial supplies", the trade name for cleaning products and washroom paper. Ask a Portsmouth firm for contract cleaning and you're asking for the same thing.

One difference matters when you compare quotes. An American janitor often does light maintenance as well: changing bulbs, unblocking a sink, moving furniture. A UK cleaning contract usually doesn't. That work goes to your landlord, your facilities team or a handyman, so don't assume it's covered because a quote used the word janitorial.

What's included in a janitorial contract?

A standard contract covers the rooms people use every day: floors, desks and touchpoints, washrooms, the kitchen, bins and internal glass. The exact list, and how often each task is done, goes into a written spec agreed before the first visit. The spec is what you hold the cleaning company to.

A typical office spec looks like this:

  • Floors: carpets vacuumed, hard floors mopped, marks spot-cleaned.
  • Desks and touchpoints: clear desk surfaces wiped, plus door handles, light switches, phones and lift buttons.
  • Washrooms: toilets, urinals, basins, mirrors and floors cleaned, with paper and soap refilled.
  • Kitchen: worktops, sink and microwave cleaned, fridge and cupboard handles wiped, and the dishwasher loaded or emptied if you want it.
  • Bins: emptied and relined, with recycling separated the way your building's collection needs it.
  • Internal glass: glass partitions, doors and meeting room walls.

And what usually sits outside it:

  • Sanitary bins: a separate contract with a hygiene company, because that waste has to be collected by a registered waste carrier.
  • Outside windows above the ground floor: a window cleaning specialist with the right access equipment.
  • Carpet shampooing, floor stripping and resealing: priced as one-off jobs, often alongside a deep clean.
  • Repairs and light maintenance: your landlord or maintenance contractor.

What do janitorial services in Portsmouth cost?

Our guide price starts at £81 a visit, including travel and all products, and every visit is booked for at least 2 hours. Two visits a week for a small office comes to about £704 a month. Larger sites cost more per visit because they take longer to clean, not because the rate goes up.

Every quote we send is built the same way: the cleaning time your site needs, at one hourly rate, plus travel and products. We work out the time at about 3,000 sq ft of floor an hour, plus 10 minutes for each washroom and 15 for each kitchen. Here's what that gives for three typical Portsmouth offices:

SiteCleaning timePer visitVisits a weekAbout a month
Small office: 2,500 sq ft, 2 washrooms, 1 kitchen1 hr 25 min, booked as 2 hours£812£704
Mid-sized office: 6,000 sq ft, 4 washrooms, 1 kitchen2 hr 55 min£1103£1,435
Two-floor office: 10,000 sq ft, 6 washrooms, 2 kitchens4 hr 50 min£1735£3,761

These are guide prices for daytime visits, not a fixed quote. The real number comes from a free walkthrough, because two offices of the same size can need very different amounts of time: one has a single open floor, the other has twelve meeting rooms and a reception that sees a hundred visitors a day. A small office on two 2-hour visits a week comes to about £704 a month. What changes the price: the size of the space, the number of washrooms and kitchens, how often we visit, and whether cleaning happens out of hours. Under 2 hours of work? Fewer, longer visits usually suit smaller offices better than short daily ones.

How many cleaning hours a week does an office need?

Work out the cleaning time for one visit first, then decide how many visits the space needs. Most small offices are fine with two or three visits a week. Busy sites, with a lot of visitors, a shared kitchen or heavy washroom use, need a visit every working day.

The 2-hour minimum changes the maths for small offices. The 2,500 sq ft office in the table needs about 1 hr 25 min of cleaning, but each visit is booked for 2 hours. Five daily visits would cost two and a half times as much as two, and mostly clean desks that are already clean. Two or three full visits a week usually work better, with the spare time going on jobs that rotate: skirting boards and high dusting one week, the fridge and microwave the next.

A quick way to tell if your current frequency is wrong: bins overflowing or the kitchen looking tired before the next visit means too few visits. Cleaners running out of things to do means too many.

Should cleaning happen during the day or out of hours?

Most offices book early morning or evening visits, so cleaning never gets in the way of work. Out-of-hours visits cost 12% more on our guide prices. Daytime cleaning is cheaper and lets staff point out problems in person, but it suits open-plan floors better than meeting rooms and quiet areas.

Out-of-hours cleaning means handing over access to your building. Before you agree to it, ask who holds your keys or alarm codes, how they're stored, and what happens to them if a cleaner leaves. Every cleaner we place has a DBS check before their first visit, and we hold keys only where that's agreed.

How do you know the cleaning was done?

Ask for evidence, not promises. Every Seawolf client gets a client portal. You see when a cleaner checks in and out, each visit is logged against your spec, and anything you report goes to a named manager, with the fix tracked until it's closed. Without a visit record, you're relying on trust.

The client portal's live feed, shown with sample data: check-in and check-out times for each visit, and a missed washroom bin that the client reported and the team marked fixed.

That record matters most when something goes wrong. A missed bin reported on Friday morning shows up as a logged issue with a time against it, not an email that gets lost. See everything the client portal shows.

What should you check before signing a cleaning contract?

Get the answers in writing before you compare prices. Two quotes only compare if they cover the same scope, the same visit length and the same terms. These six questions cover most of what goes wrong with cleaning contracts, so ask every firm, including us.

  1. Is the price per visit or per month, and how many hours does each visit include?
  2. Is the full scope written down room by room, with how often each task is done?
  3. Who supplies toilet roll, hand towels, soap and bin liners, and how are they charged?
  4. What notice period applies, and can the spec change without signing a new contract?
  5. What happens when your usual cleaner is off sick or on holiday?
  6. Can they show their public liability insurance and DBS checks without being chased?

FAQs

Common Questions

Is janitorial the same as commercial cleaning?

Close enough. Commercial cleaning covers any business premises, and janitorial usually means the regular, scheduled part of it: the daily or weekly clean of an office, shop or surgery. One-off jobs such as deep cleans count as commercial cleaning but not janitorial work.

Who supplies toilet roll, hand towels and soap?

It varies by firm, so check every quote. Our guide prices include the cleaning products we use. Washroom paper and soap are agreed in the written spec, so you know before the first visit who buys them and how they are charged.

Can I book a cleaner for less than 2 hours?

Not with us. Every visit is booked for at least 2 hours. If your site needs less time than that, fewer and fuller visits each week cost less than short daily ones and give a better result.

Do you cover areas outside Portsmouth?

Yes. We cover Portsmouth, Southsea, Havant, Waterlooville, Fareham, Gosport and the towns around them, 27 areas in all. Each area has its own page with local details and guide prices.
